In Bulgaria, the concept of “built-up area” (zastrena plosht) is commonly used. This is the interior space of the apartment, including bathrooms, hallways, and even balconies or terraces.

In addition, listings always state the “total area” (obshta plosht), which includes the built-up area plus a percentage of the building’s common parts (staircases, corridors, etc.).

Please note: The actual space you will live in may be smaller than what is shown in the listing, as balconies and common parts are included in the total square footage.

To buy property in Bulgaria, a foreign citizen needs only a valid international passport.

All other documents, such as the preliminary contract, the main Title Deed (Notary Act), declarations, and other paperwork, are prepared by our specialists. We fully manage the closing process to make it as simple and clear for you as possible.

The maintenance fee is an annual mandatory payment required for the upkeep and management of the residential complex and its grounds. These funds cover the cleaning of common areas (lobbies, stairs, surrounding territory), swimming pool maintenance, elevator service, CCTV, security, and landscaping. The amount depends on the size of your property and the level of service in the complex. Important to know: Having unpaid maintenance fees makes it impossible to sell the property until the debt is fully settled.

No, your personal presence is not mandatory. You can sign a notarized Power of Attorney (POA) for our representative to act on your behalf. This allows the transaction to be completed entirely remotely, without the need for you to travel to Bulgaria.

In addition to the property price itself, the buyer pays notary fees, local taxes, and state registration fees. Typically, these amount to about 4–5% of the property value stated in the Title Deed (Notary Act). Our specialists will calculate all these expenses in advance so you know exactly what budget to prepare.
